Apply for Possession in Bahria Town Karachi

First of all, you will need the following documents to apply:

• Request Form for Possession
• CNIC Copy of Owner
• 2 Passport Size Photographs of Owner
• Original Allotment/Transfer Letter with Photocopy
• Original Receipts of Paid Utility/Possession/Category Charges

If the property owner is living in Pakistan, he can apply for possession by himself. He will just need to visit the Head office of Bahria Town. Further, he can submit the application for possession on his own.

But if the property owner is living outside Pakistan, he can simply authorize somebody in Pakistan to apply for possession of his property.

The details to authorize someone to submit the application for possession is also given below.

Extra Charges on Ready for Possession Properties

Further, if there are any due charges on your property, it is important for you to pay it before applying for possession. Besides the possession and utility charges, you will need to pay the category charges such as (main road, corner, park face plots), as well as extra land charges (if any). Each special category of the property will be charged 10% extra while the extra land price details are

1. Rs. 10,000/- Per Sq. Yards for Residential Plot

2. Rs. 25,000/- Per Sq. Yards for Commercial Plot

3. Rs. 2500/- Per Sq. Foot for Bahria Apartment

4. Rs. 5500/- Per Sq. Foot for Bahria Heights

5. Rs.  50,000/- Per Sq. Yards for Jinnah Avenue Commercial

To check the exact size of plots/exact dimensions; you can visit the Head Office of Bahria Town and can pay the extra charges accordingly.

If you are willing to pay the charges via pay order, then you will need to note down the “Account Titles” given on each Challan form. Otherwise, you can deposit the cash amount along with these forms in any branch of United Bank Limited (UBL).

After depositing your fee, you will need to attach original receipts with your form and can submit it at Bahria Town Head Office. The representative will then accept your application and the original file will be returned to you. Bahria Town will take a couple of days in processing your application and to issue your possession letter.

After possession, you will be charged with monthly maintenance charges (given in the table above), so you need to count that additional cost per month.

How Overseas Pakistanis Can Apply For Possession in Bahria Town Karachi

If you are living abroad and looking to apply for possession of your property, then you will need to send your original property documents/receipts to your authority holder in Pakistan.

In order to authorize someone else on your behalf, you will simply need to follow the given procedure:

• Download The Form and Take Print
• Enter Owner and Authority Holder Details
• Sign and Thumb
• Scan and Send Via Whatsapp/Email to Your Authority Holder

Authority Letter on Rs. 100 Stamp Paper is required in case if the owner cannot visit himself/herself. Authority holder will sign and thumb the stamp paper, and attach following documents:

• 01 Passport Size Photo of Owner
• 1 Passport Size Photo of Authority Holder
• 01 CNIC Copy of Owner
• 1 CNIC Copy of Authority Holder

Once all these authority documents are ready, your authority holder can get it approved from Bahria Town Head Office. Once it approved, your authority holder can follow the above mention procedure to apply for possession on your behalf.
